Property Ownership and Residence in Hidden Valley

It’s amazing what you can learn from publicly-available information. Each quarter, I look up the properties in our neighborhood to update mail addresses, to learn of changes of ownership, and generally, to make sure we have the right information for you.

This month, I made a simple spreadsheet pivot table of the data, just in terms of where the county tax bills are sent for all of our homes. Below are the results of that table. But be warned — data is only as good as it is correct. For example, the name John Wesley Miller comes up on a couple properties in our neighborhood, and we know Wes Miller hasn’t been reading his mail for a while…

8283% of Hidden Valley gets their tax bill at their house in Hidden Valley.

There are 396 properties in our neighborhood. Of these, 5 are owned by local governments, 5 are commercial (Canyon Ranch has 4, HVHOA has the park), and 12 are unaddressed land, mostly used as access to other lots. This leaves 374 residential properties. Of these, over 82% (328 parcels) receive their tax bill at that same address. Of the nearly 12% (46 parcels) who have the tax bill sent elsewhere, 4 have it sent to another address in Hidden Valley, 18 go somewhere in Tucson, and 3, somewhere in Arizona. That leaves only 21 properties spread over 18 states and the province of Ontario. People worry about rental properties, but the fact is we are very strongly a neighborhood of homeowners.

It’s tempting to say that if the mail goes to the home in Hidden Valley, the owner must be there. But the owner may just have the residents forward mail to him. Equally, if it goes to a P.O. Box somewhere in Tucson, the owner may look to be outside the neighborhood, but in reality are just using a P.O. Box for security reasons. So while this is interesting, don’t read too much into the numbers. Thanks.
